Extended story: Mid-tower claim reset

A Kowloon residential main contractor asked us to audit interim claim No. 14 after the employer refused certification on structural and façade packages. We sampled measured works on three floors, compared dayworks sheets to gate logs, and rebuilt the variation register where instruction numbers had drifted.

Constraint: night-only access on the façade floors delayed sampling by four days.

Outcome: the revised claim removed HK$1.8M of unsupported prelims and reclassified two variations as rate-only adjustments. Certification resumed on the following cycle with both parties using the same schedule.

Extended story: Fit-out variation freeze

An interior fit-out in Kwun Tong had fifty-plus instructions issued during a compressed programme. Our variation order audit separated entitlement from pricing, flagged seven instructions lacking written confirmation, and produced a negotiation pack the contractor and landlord could mark in one afternoon meeting at Millennium City 2.
