Full construction cost audit
A structured review of interim claims, measured works, and supporting site records against the contract sum and variations.
Who this is for
Owners, employers’ agents, and main contractors who need an independent reading of where the money sits on a live building or fit-out contract. Typical projects include residential towers, commercial interiors in Kowloon, and civil packages in the New Territories.
Result you receive
A written cost audit report that reconciles the latest progress claim to measured works, approved variations, and preliminaries. Each finding cites the source document — bill item, dayworks sheet, delivery note, or instruction — so commercial teams can act without re-opening the whole file.
Scope included
- Review of the contract sum, bills of quantities or schedule of rates, and variation register
- Sampling of measured works against site records and photographs where available
- Check of preliminaries, provisional sums, and nominated subcontract adjustments
- Marked-up claim schedule with recommended adjustments and open questions
- Closing meeting at our Kwun Tong office or on site
Outside this engagement
We do not prepare the contractor’s claim, design the works, or act as advocate in arbitration. Separate instructions are needed for expert witness appointments.
How we work
- Scoping call — contract form (HKIA/HKIS, NEC, FIDIC, or bespoke), claim stage, and access to records.
- Document intake — claims, instructions, measurement sheets, and material delivery logs.
- Site sampling — walk selected floors or packages where figures look thin.
- Draft findings — shared for factual comment before the final report.
- Final report — issued with an adjustment schedule and residual risks.
Duration and location
Most mid-size claims close in three to six weeks once documents arrive. Site visits are arranged around Hong Kong working hours; drafting is done from Millennium City 2, Kwun Tong.
Preparation
Please nominate a commercial contact, share the latest claim PDF and variation register, and confirm site induction requirements before our first visit.
Fee basis
Fixed fee by claim value band — see Rates. A deposit secures the engagement window; the balance is due on report issue.
